1. The service
estate.qaghaqaci.am is an independent information service about apartment prices in Yerevan: district prices and trends, listing search, calculators, an instant valuation and a paid valuation report. It is not a state body and is not connected to the Cadastre Committee, the Central Bank or the listing sites.
2. A valuation is always a range, not a price
Every valuation shows a price range and a confidence level, computed from public listings and official statistics. It is a statistical estimate: not a licensed appraisal, and it cannot be used for a bank, a court, a notary or a state body. Prices in Yerevan change quickly; the estimate reflects the data of that day. The decision to buy, sell or rent is yours.
3. Information, not advice
Everything on the site is information, not legal, financial or investment advice. The data is dated and may contain errors, omissions or delays. Listings are third parties' publications; we do not guarantee that a property exists, is for sale or has the stated price.
4. The paid report
A report is ordered through the request form; the price and the contents are agreed by e-mail before payment. The report is issued as a web page with a verifiable code and also sent as a PDF; you may give the verification address to any third party. The report is provided to the person who ordered it for their own use; it may not be resold or presented as an official appraisal. We may revoke a report if it turns out to have been issued on wrong inputs; the fee is then refunded. Whether the 14-day withdrawal right for distance contracts applies is being checked with a lawyer (open-questions.md, no. 3).
5. What you may not do
Scrape the site at scale, resell the data as a database, use listing data to harass sellers, or present the content as official. We may restrict access for abuse.
6. Third-party data and copyright
Official statistics are shown with their source. Map data © OpenStreetMap contributors (ODbL). Listing data is shown only as prices and attributes with a link to the original ad; a source is switched off at the site's request.
7. Liability
To the extent allowed by Armenian law, the service is provided "as is", without warranties; we are not liable for losses caused by acting on the information here. Nothing limits liability that cannot be limited by law. For a paid report our liability is limited to the amount paid.
8. Changes and law
We may change these terms; the date above says when. Armenian law applies; disputes go to the courts of the Republic of Armenia.
