Methodology and data sources
We combine official statistics with listing data. Every figure is shown as a range with a confidence level, never as one exact number.
Data sources
- Cadastre Committee of the Republic of Armenia: registered transactions and average prices by district. ↗
- Central Bank of Armenia: residential property price index (benchmark) and official exchange rates for converting USD prices into AMD. ↗
- Public listings and partner agencies: asking prices, size, floor, condition and time on market. Collected only where the site's terms allow it.
How the estimate works
We take comparable listings in the same district, convert their price per m² to a standard apartment (middle floor, good condition, stone building), weight them by recency, distance and size similarity, and take the weighted median and quartiles. The result is then adjusted to your apartment's floor, condition and building type.
Confidence level
Confidence depends on how many comparable listings there are, how close their prices are to each other and how recent they are.
Known limitations
Asking prices are usually higher than final deal prices. Cadastre figures count a deal when it is registered, which can be long after it was agreed. Until enough partner deal data exists, treat estimates as guidance for negotiation, not as an appraisal.
