Who we are

estate.qaghaqaci.am (the "service") is an independent information service about apartment prices in Yerevan: district prices, trends, listing search and valuation. It is part of the Քաղաքացի (qaghaqaci.am) platform and is not a state body. Contact: estate@qaghaqaci.am.

What we keep and where

1. In your browser (not on our server). Saved apartments, comparisons and recent searches stay in your browser's local storage. One cur cookie remembers the chosen currency (AMD, USD, EUR, RUB). None of this is sent to us; you delete it by clearing your browser data.

2. Anonymous statistics. We use Google Analytics 4, shared by all qaghaqaci.am services (the cookie is set for the qaghaqaci.am domain). IP addresses are anonymised, advertising features are off and no personal data is sent. We only see which pages are viewed and which tools are used (for example "valuation requested").

3. Report requests. When you order a paid valuation report we store your name, e-mail, phone (optional), the apartment details (district, address, area, floor, condition), your message, the chosen language and an irreversible hash of your IP address (to stop more than 5 requests an hour). The request is e-mailed to us. Legal basis: your request (steps before a contract). We keep it for 24 months after the request is closed (accounting and disputes), then delete it.

4. Issued reports. A report is stored under a short code (e.g. R-7K3M9Q) with the recipient's name, the inputs and the valuation result, so that the buyer or a third party can verify it at the same address. Comparable listings inside a report are anonymised (price, area, floor, condition — no link and no seller). Retention: 5 years (for verifiability). You can ask us to revoke a report; the verification page then shows "revoked".

5. Listings. Listing data (price, area, floor, district, street) is collected from public sources under the rules below. We do not store or show sellers' personal data — no names, phone numbers or photos; every listing links to the original ad. The address is kept at street precision only when the source gives no house number.

Data sources and licences

  • Cadastre Committee monthly market analyses (cadastre.am) — official, public.
  • Central Bank of Armenia residential property price index and exchange rates (cba.am) — public.
  • Statistical Committee (armstat.am) — public statistics.
  • OpenStreetMap streets and building footprints — © OpenStreetMap contributors, ODbL licence.
  • Listing sites (today: list.am) — public prices and attributes only, respecting the site's robots.txt and terms, at a slow polite rate, never bypassing bot protection (docs/listing-sources.md). A source is switched off at the site's request.

Where the data is stored

The database is on Supabase in the EU (Frankfurt), the site is served by Vercel from an EU region (Frankfurt), e-mails are sent through Resend. This means request data leaves Armenia. By sending a request you consent to that transfer (Law HO-49-N, Art. 27(1)).

Your rights

You can ask what we hold about you, request correction or deletion, and withdraw consent at any time (HO-49-N, Art. 15–17) by writing to estate@qaghaqaci.am. We answer within 5 working days. You can also apply to the Personal Data Protection Agency of the RA Ministry of Justice.

Cookies

The site sets a currency cookie (cur), an analytics cookie (_ga, shared for qaghaqaci.am) and, for administrators only, a login cookie (qc_admin). There are no advertising cookies.
